Larry Tolchinsky's 17 years of experience as a real estate attorney, means he can answer most real estate questions and evaluate your circumstances with just a phone call. Florida Mortgage Foreclosure Defense: Larry has can assist with pre-foreclosure workouts or provide foreclosure defense to prolong the foreclosure process, including Short Sales, Deed in Lieu, and Loan Modifications. Larry believes that Foreclosure and Bankruptcy are not the preferred method of handling mortgage problems due in part to deficiency judgment and credit issues.
Florida Real Estate Closings: Larry assists with purchase and sale agreements, title insurance, closings, occupancy agreements, municipal lien issues, encroachments, easements, and other title defects.
Real Estate Contracts, Leases & Disputes: His other real estate services include lease review, lease drafting, contract drafting, contract review and landlord & tenant issues.
Condominium Law and Homeowners' Association Law: Larry works with condominium associations and homeowners associations regarding purchasing, resident disputes, enforcement of covenants, association liens and maintenance payments.
Construction Law: He helps builders and developers obtain construction permits, file mechanics liens, handle contractor licensing issues, draft and negotiate construction contracts.
Property Development: Larry handles property development matters related to land use, zoning, permit approval, land survey disputes, and other housing development and land development issues.
Commercial Real Estate Transactions: Larry represents and helps businesses in many different commercial real estate transactions including purchases and sales, commercial real estate construction and development, leasing and landlord/tenant issues, land use, zoning, refinancing, mortgages and various other commercial real estate services.
